Description

Attributes required for geometric objects in an ePlan Victoria project.

Title Connections

When creating Title Connections ensure the appropriate attributes are assigned.

Title Connection - Administrative Area

Geometry Attributes
  • Line objects represent existing administrative area boundaries abutting the subject lots.
  • Point objects represent the start and end of each abuttal line. For corner lots the administrative area must share a boundary point with the subdivisions corner lot.

Assign the following attributes to the line:

  • Line Type - Select Title Connection - Administrative Area from the list.
  • Add one of the following attributes:
    • Parish - Select the parish from the list.
    • Local Government Area - Select the local government area from the list.

Assign the following attributes to the points:

  • Point Type - Select Boundary from the list.
  • Point State - Select Existing from the list.

Title Connection - Crown Allotment

Geometry Attributes
  • Line objects represent crown allotment boundaries abutting the subject lots.
  • Point objects represent the start and end of each abuttal line. For corner lots the crown allotment must share a boundary point with the subdivisions corner lot.

Assign the following attributes to the lines:

  • Line Type - Select Title Connection - Crown Allotment from the list.
  • Add one of the following depending on the crown descriptions standard parcel index (SPI).
    • Parish - Select the parish from the list if the Standard Parcel Index includes the parish code.
    • Township - Select the township from the list if the Standard Parcel Index includes the township code.
  • Crown Allotment - Enter the crown allotment number.
  • Section - Enter the section.

Assign the following attributes to the points:

  • Point Type - Select Boundary from the list.
  • Point State - Select Existing from the list.

Title Connection - Crown Portion

Geometry Attributes
  • Line objects represent crown portion boundaries abutting the subject lots.
  • Point objects represent the start and end of each abuttal line. For corner lots the crown portion must share a boundary point with the subdivisions corner lot.

Assign the following attributes to the lines:

  • Line Type - Select Title Connection - Crown Portion from the list.
  • Add one of the following depending on the crown descriptions standard parcel index (SPI).
    • Parish - Select the parish from the list if the Standard Parcel Index includes the parish code.
    • Township - Select the township from the list if the Standard Parcel Index includes the township code.
  • Portion - Enter the portion number.

Assign the following attributes to the points:

  • Point Type - Select Boundary from the list.
  • Point State - Select Existing from the list.

Title Connection - Road

Geometry Attributes
  • Line objects represent boundaries of roads abutting the subject lots. Join lines that represent the same road split across several intersections. See Join Lines.
  • Point objects represent the start and end of each abuttal line. For corner lots the road must share a point with the subdivisions corner lot boundary.

Assign the following attributes to the lines:

  • Name - ROAD-#. E.g.. ROAD-1.
  • Line Type - Select Title Connection - Road from the list.
  • Description - Enter the official road name.

Assign the following attributes to the points:

  • Point Type - Select Boundary from the list.
  • Point State - Select Existing from the list.

Title Connection - Reserve

Geometry Attributes
  • Line objects represent boundaries of reserves abutting the subject lots.
  • Point objects represent the start and end of each abuttal line. Corner points that are common to the lot corners and abutting reserve corners must share the same point.

Assign the following attributes to the lines:

  • Name - RES#. E.g.. RES1.
  • Line Type - Select Title Connection - Reserve from the list.
  • Plan Number - Enter the Plan number for the abutting reserve.
  • Vesting Authority - Enter the owner of the abutting reserve.

Assign the following attributes to the points:

  • Point Type - Select Boundary from the list.
  • Point State - Select Existing from the list.
Common Property

When creating Common Property ensure the appropriate attributes are assigned.

Geometry Attributes
  • Polygon objects represent areas that are common property. This polygon must be linked to the owners corporation responsible for the common property.
  • Line objects represent the boundary of the common property.
  • Point objects represent the start and end of each boundary line.

Assign the following attributes to the polygon:

  • Name - CM#. E.g.. CM1.
  • Polygon Type - Select Common Property from the list.
  • Polygon State - Select one of the following:
    • Existing
    • Created
    • Affected
    • Extinguished
    • Referenced
  • Plan Number - Enter the plan number if it is not the same as the projects plan number.
  • Owners Corporation Group
    • Reference Name - OC#. Reference the owners corporation from the Project Attributes.
    • Entitlement - Enter '0' for common property.
    • Liability - Enter '0' for common property.
    • Address - Add an Address group.
      • Type- Select if the address is a primary or secondary address.
      • House Number | Flat Number | Level Number - Enter the appropriate attributes for the current house, flat or level number as it appears in Vicmap Address. To enter a range of house numbers separate the two numbers with a -. Alpha suffixes are permitted.
      • Road - Add a Road group.
        • Name - Enter the name of the road as it appears in Vicmap Address.
        • Type - Select the type of road from the list as it appears in Vicmap Address.
        • Ownership- Select the ownership type from the list.
    • Locality- Select a locality from the list.
    • Postcode- Enter a postcode.
  • Building Boundary - Select the checkbox if one of the common property boundaries is a building boundary.

Assign the following attributes to the lines:

  • Line Type - Select one of the following line types:
    • Boundary
    • Natural Boundary
    • Building Boundary Exterior Face - Select if the boundary is on the exterior face of the building wall.
    • Building Boundary Interior Face - Select if the boundary is on the interior face of the building wall.
    • Building Boundary Median - Select if the boundary is down the middle of the building wall.
    • Building Boundary Other

Assign the following attributes to the points:

  • Point Type - Select Boundary from the list.
  • Point State - Select a state from the list.
Control

When creating Control points ensure the appropriate attributes are assigned.

Horizontal Control

Geometry Attributes
  • Point objects represent survey marks (PM or PCM) with known geodetic coordinates.
  • Line objects represent radiations to control marks or traverse lines when the control point is an instrument station.

Assign the following attributes to the point:

  • Point Type - Select 'Horizontal Control Only' from the list.
  • Point State - Select the state from the list.
  • Monument Type - Select the monument type from the list.
  • Monument Condition - Select the monument condition from the list.
  • Monument Origin - Enter the plan reference.
  • Description - Add any additional information about the monument if the Monument Type doesn't fully describe the monument.
  • Official PM Name - Enter the official name of the permanent mark (PM) as found in the Survey Mark Enquiry Service. For permanent cadastral marks (PCM) enter the 9 digit identification.
  • Official PM ID - Enter the 9 digit identification of the PM or PCM as found in the Survey Mark Enquiry Service.
  • Coordinate Date - Enter the date the coordinates were added to Survey Mark Enquiry Service.
  • Horizontal Datum - Select the coordinates datum from the list.
  • Horizontal Fix - Select the method of connecting to the control point from the list.
  • Horizontal Order - Select the order of the control point from the list as found in the Survey Mark Enquiry Service.

Assign the following attributes to the line:

  • Line Type - Select 'Sideshot' or 'Traverse'from the list.

Reference Marks

Geometry Attributes
  • Point objects represent reference marks.

Assign the following attributes to the point:

  • Point Type - Select the type of reference mark from the list.
  • Point State - Select the state of the point from the list.
  • Monument Type - Select the monument type from the list.
  • Monument Condition - Select the monument condition from the list.
  • Description - If the Monument Type doesn't fully describe the monument enter the full description.
Crown Parcels

When creating Crown Parcels ensure the appropriate attributes are assigned.

Geometry Attributes
  • Polygon objects represent areas that are crown parcels.
  • Line objects represent the boundaries of crown parcels.
  • Point objects represent the start and end of each boundary line.

Assign the following attributes to the polygon:

  • Polygon Type - Select Crown Parcel from the list.
  • Polygon State
    • Select the polygon state from the list.
  • Address - Add an Address group when required.
    • Type- Select if the address is a primary or secondary address.
    • House Number | Flat Number | Level Number - Enter the appropriate attributes for the current house, flat or level number as it appears in Vicmap Address. To enter a range of house numbers separate the two numbers with a -. Alpha suffixes are permitted.
    • Road - Add a Road group.
      • Name - Enter the name of the road as it appears in Vicmap Address.
      • Type - Select the type of road from the list as it appears in Vicmap Address.
      • Ownership- Select the ownership type from the list.
    • Locality- Select a locality from the list.
    • Postcode- Enter a postcode.
  • Add one of the following depending on the crown descriptions standard parcel index (SPI).
    • Parish - Select the parish from the list if the Standard Parcel Index includes the parish code.
    • Township - Select the township from the list if the Standard Parcel Index includes the township code.
  • For a crown allotment:
    • Crown Allotment - Enter the crown allotment number.
    • Section - Enter the section.
  • For a crown portion:
    • Portion - Enter the portion number. (Enter one of crown allotment or crown portion)
  • Building Boundary - Select the checkbox if one of the crown boundaries is a building boundary

Assign the following attributes to the line:

  • Line Type - Select one of the following line types:
    • Boundary
    • Natural Boundary
    • Building Boundary Exterior Face - Select if the boundary is on the exterior face of the building wall.
    • Building Boundary Interior Face - Select if the boundary is on the interior face of the building wall.
    • Building Boundary Median - Select if the boundary is down the middle of the building wall.
    • Building Boundary Other

Assign the following attributes to the points:

  • Point Type - Select Boundary from the list.
  • Point State - Select a state from the list.
Plan Features

When creating Plan Features ensure the appropriate attributes are assigned.

Geometry Attributes
  • Line objects represent plan features (occupation) relevant to the subject lots.
  • Point objects at the end of each line object.

Assign the following attributes to the lines.

  • Line Type - Select one of the following from the list:
    • Building Return
    • Centreline
    • Chainage
    • Fence
    • Gate
    • Hedge
    • Kerb
    • Masonry Wall
    • No Symbol
    • Offset
    • Other
    • Railway
    • Rock Wall
    • Timber Wall
  • Description - Enter a description of the occupation.

Assign the following attributes to the points:

  • Point Type - Select one of the following:
    • Reference
    • Boundary
  • Point State - Select a point state from the list.
Lots

When creating Lots or Staged Lots ensure the appropriate attributes are assigned.

Geometry Attributes
  • Polygon objects represent lot areas. Join the polygons to form multipart parcels.
  • Line objects represent the boundaries of the lots.
  • Point objects represent the start and end of each boundary line.

Assign the following attributes to the polygon:

  • Name - Enter the lot number or letter [#]. For stage lots enter S[#].
  • Polygon Type - Select 'Lot' or Stage Lot from the list.
  • Polygon State - Select one of the following:
    • Affected
    • Created
    • Extinguished
    • Existing
    • Referenced
    • Proposed
  • Plan Number - Enter the plan number if it is not the same as the projects plan number.
  • Building Boundary - Select the checkbox if one of the lot boundaries is a building boundary
  • Address - Add an Address group when required.
    • Type- Select if the address is a primary or secondary address.
    • House Number | Flat Number | Level Number - Enter the appropriate attributes for the current house, flat or level number as it appears in Vicmap Address. To enter a range of house numbers separate the two numbers with a -. Alpha suffixes are permitted.
    • Road - Add a Road group.
      • Name - Enter the name of the road as it appears in Vicmap Address.
      • Type - Select the type of road from the list as it appears in Vicmap Address.
      • Ownership- Select the ownership type from the list.
    • Locality- Select a locality from the list.
    • Postcode- Enter a postcode.

Add a Title reference when the polygon state is 'extinguished', affected or existing (for boundary plans only). Multiple title references may be added.

  • Title - Add a Title group.
    • Type - Select the title type from the list.
    • Volume - Enter the Volume number.
    • Folio - Enter the Folio number.

Add any Restrictions that apply to the lot.

  • Restriction Reference Name - Enter the restriction reference name as it appears in the Project Attributes.
  • Type - Select if the lot is to benefit from or be burdened by the restriction. If a lot benefits from and is burdened by the same restriction , add two restriction groups to the lot.

Add any owners corporation that applies to the lot.

  • Add an Owners Corporation group:
    • Reference Name - Enter the owners corporation name as entered in the Project Attributes.
    • Entitlement - Enter the number of voting rights for the lot.
    • Liability - Enter the number of portions the lot is liable for.

Assign the following attributes to the line:

  • Line Type - Select one of the following line types:
    • Boundary
    • Natural Boundary
    • Building Boundary Exterior Face - Select if the boundary is on the exterior face of the building wall.
    • Building Boundary Interior Face - Select if the boundary is on the interior face of the building wall.
    • Building Boundary Median - Select if the boundary is down the middle of the building wall.
    • Building Boundary Other
  • Azimuth - If the measured or adopted azimuth is different to the computed azimuth between two points, enter the azimuth. For an arc, enter the chord azimuth.
  • Distance - If the measured or adopted distance is different to the computed distance between two points, enter the distance. For an arc, enter the arc length.
  • Radius - If the measured or adopted radius is different to the computed distance between the start and centre point of the arc, enter the radius.
  • Chord Length - If the measured or adopted chord length is different to the computed distance between the start and end point of the arc, enter the chord length.
  • Azimuth Type - Select measured or adopted from the list.
  • Distance Type - Select measured or adopted from the list.
  • Equipment Used - Select the equipment used if the distance or azimuth is measured.

Assign the following attributes to the point:

  • Point Type - Select Boundary from the list.
  • Point State - Select a state from the list.
Reserves

When creating Reserves ensure the appropriate attributes are assigned.

Geometry Attributes
  • Polygon objects represent areas that are reserves. Join the polygons to form multipart parcels.
  • Line objects represent the boundaries of the reserves.
  • Point objects represent the start and end of each boundary line.

Assign the following attributes to the polygon:

  • Name - Enter RES#, for example RES1.
  • Description - Enter the Description of the reserve.
  • Polygon Type - Select 'Reserve' from the list.
  • Polygon State - Select one of the following:
    • Created
    • Affected - Select Section 24A as the Purpose in Project Attributes.
    • Extinguished - Select Section 24A as the Purpose in Project Attributes.
    • Existing
    • Referenced
  • Plan Number - Enter the plan number if it is not the same as the projects plan number.
  • Vesting Authority - Enter the vesting authority.
  • Building Boundary - Select the checkbox if one of the reserve boundaries is a building boundary
  • Address - Add an Address group when required.
    • Type- Select if the address is a primary or secondary address.
    • House Number | Flat Number | Level Number - Enter the appropriate attributes for the current house, flat or level number as it appears in Vicmap Address. To enter a range of house numbers separate the two numbers with a -. Alpha suffixes are permitted.
    • Road - Add a Road group.
      • Name - Enter the name of the road as it appears in Vicmap Address.
      • Type - Select the type of road from the list as it appears in Vicmap Address.
      • Ownership- Select the ownership type from the list.
    • Locality- Select a locality from the list.
    • Postcode- Enter a postcode.
  • Parish - Select a Parish from the list.
  • Local Government Area - Select a Local Government Area from the list.

Assign the following attributes to the line:

  • Line Type - Select one of the following line types:
    • Boundary
    • Natural Boundary
    • Building Boundary Exterior Face - Select if the boundary is on the exterior face of the building wall.
    • Building Boundary Interior Face - Select if the boundary is on the interior face of the building wall.
    • Building Boundary Median - Select if the boundary is down the middle of the building wall.
    • Building Boundary Other

Assign the following attributes to the point:

  • Point Type - Select Boundary from the list.
  • Point State - Select a state from the list.
Roads

When creating new Roads ensure the appropriate attributes are assigned.

Geometry Attributes
  • Polygon objects represent created roads.
  • Line objects represent:
    • road boundaries
    • road splay lines
    • road widths
  • Point objects represent:
    • start and end points for boundary lines
    • road splay points

Assign the following attributes to the polygon:

  • Name - Enter R#. For example R1. This name does not need to be unique.
  • Polygon Type - Select Created Road from the list.
  • Polygon State - Select from the list.
  • Description - Enter the road name.
  • Vesting Authority - Enter the authority who owns the road.
  • Building Boundary - Select the checkbox if one of the road boundaries is a building boundary

Assign the following attributes to the line:

Boundary lines:

  • Line Type - Select one of the following line types:
    • Boundary
    • Natural Boundary
    • Building Boundary Exterior Face - Select if the boundary is on the exterior face of the building wall.
    • Building Boundary Interior Face - Select if the boundary is on the interior face of the building wall.
    • Building Boundary Median - Select if the boundary is down the middle of the building wall.
    • Building Boundary Other

  • Line Type - Topo

Road Widths:

Assign the following attributes to the points:

Secondary Interests

When creating Easements or Restrictions ensure the appropriate attributes are assigned.

Easements

Geometry Attributes
  • Polygon objects represent areas that are easements. Join easement polygons with the same name.
  • Line objects represent:
    • easement boundaries.
    • a radiation connecting the easement polygon to a lot, road, reserve, common property or crown parcel corner. Not required if an easement shares a corner point with one of these polygon corners .
  • Point objects represent the start and end of each line.

Assign the following attributes to the polygon:

  • Name -
    • Encumbering Easement - E# For example, E1.
    • Appurtenant Easement - A# For example, A1
  • Polygon Type - Select Easement from the list.
  • Polygon State - Select one of the following:
    • Existing
    • Created
    • Affected
    • Extinguished
  • Easement Reference Name - EAS#. Reference the easement from the Project Attributes.
  • Annotation - Add an annotation group.
    • Type - Select Easement Width.
    • Text - Enter the width of the easement.
  • Building Boundary - Select the checkbox if one of the easement boundaries is a building boundary

Assign the following attributes to the boundary lines:

  • Line Type - Select one of the following line types:
    • Boundary
    • Natural Boundary
    • Building Boundary Exterior Face - Select if the boundary is on the exterior face of the building wall.
    • Building Boundary Interior Face - Select if the boundary is on the interior face of the building wall.
    • Building Boundary Median - Select if the boundary is down the middle of the building wall.
    • Building Boundary Other

Assign the following attributes to the boundary points:

  • Point Type - Select Boundary from the list.
  • Point State - Select a state from the list.

Assign the following attributes to the line connecting the polygon to the primary parcel corner:

  • Line Type - Topo

Restrictions

Geometry Attributes

Restrictions specified in the Project Attributes may optionally have a geometric component.

  • Polygon objects represent areas where restrictions apply.
  • Line objects represent the boundaries of the restriction and lines connecting the restriction polygon to the primary parcel corner.
  • Point objects represent the start and end of each boundary line.

Assign the following attributes to the polygon:

  • Name - enter the name of the restriction as you want it to appear on the plan.
  • Polygon Type - Select Restriction from the list.
  • Polygon State - Select a polygon state from the list.
  • Restriction Reference Name - RST#. Reference the restriction from the Project Attributes.
  • Annotation - Add an annotation group.
    • Type - Select Restriction Expiry Date.
    • Text - Enter the expiry date.
  • Building Boundary - Select the checkbox if one of the restriction boundaries is a building boundary

Assign the following attributes to the restriction boundary line:

Assign the following attributes to the line:

  • Line Type - Select one of the following line types:
    • Boundary
    • Natural Boundary
    • Building Boundary Exterior Face - Select if the boundary is on the exterior face of the building wall.
    • Building Boundary Interior Face - Select if the boundary is on the interior face of the building wall.
    • Building Boundary Median - Select if the boundary is down the middle of the building wall.
    • Building Boundary Other

Assign the following attributes to the boundary points:

  • Point Type - Select Boundary from the list.
  • Point State - Select a state from the list.

Assign the following attributes to the line connecting the polygon to the primary parcel corner:

  • Line Type - Topo

Add a Restriction group to the Lots that the restriction is benefiting and burdening. Add the following attributes:

  • Reference Name - Enter the restriction reference name as it appears in the Project Attributes.
  • Type - Select if the lot is to benefit from or be burdened by the restriction. If a lot benefits from and is burdened by the same restriction, add two restriction groups to the lot.
Traverses

When creating Traverses ensure the appropriate attributes are assigned.

Geometry Attributes
  • Line objects represent
    • Traverse lines
    • Radiations to corner points
    • Radiations to reference marks
  • Point objects represent traverse stations.

Assign the following attributes to the traverse lines:

  • Line Type - Select Traverse from the list.
  • Azimuth - If the measured or adopted azimuth is different to the computed azimuth between two points, enter the azimuth.
  • Distance - If the measured or adopted distance is different to the computed distance between two points, enter the distance.
  • Azimuth Type - Select measured or adopted from the list.
  • Distance Type - Select measured or adopted from the list.

Assign the following attributes to the Radiation lines:

  • Line Type - Select Sideshot from the list.

Assign the following attributes to the points:

  • Point Type - Select Traverse or Horizontal Control Only from the list.
  • Point State - Select Proposed or Existing from the list.
  • Monument Type - Select the monument type from the list.
  • Monument Condition - Select the monument condition from the list. If the point state is 'Proposed' this is likely to be Placed.
Notes
  • Create projects based on the ePlan Victoria template. It contains the attribute definitions required for ePlan.
  • Add a Building Boundary Annotation attribute to a polygon if it contains a building boundary with the building boundary type Other.
